For mentalism only - 13 Steps.

For general magic (including mentalism) - Mark Wilson's Complete Course.

Im with Barry. It depends on what KIND of magic you want to learn.
PMM, and 13 Steps will be more than enough if you are looking to learn mentalism, and mental magic.. Mind Myth and magic, is great though you can live without it. I have.
If you have no books on general magic, Mark Wilson is a good way to go.

what books do you already own?

you're like Yoda.you dont say much, but what you do say is worth listening to....
Greg Wilson about.... Me.

Judging from your title, on a good book to learn magic, if indeed you are just learning don't buy Mind Myth and Magic. Stupidly expensive, (unfortunatly worth it) but you have to already know what you are getting into.

Mark Wilson Course in Magic is the way to go.

Mark Wilson is always a great way to go, it's got a little mentalism section that'll get you started in that area as well as so much more. For a mental book, I'd say start out with Fulves Self Working Mental Magic.

Personally, I prefer Annemann.

I'd go with that.

Stay well away from the Waters book at this stage; you don't need the material contained within, or the unnecessary expense (it ain't cheap!) The Mark Wilson book is a brilliant starting point, regardless of what kind of magic you're into.

I don't have the Waters book but I've browsed it. I didn't think it was very good at all. I know this is heresy and I'm not trying to start a fight. Maybe there are depths to it that I did not perceive. A lot of what I saw just didn't seem very realistic.

Shop the prices on 13 Steps and PMM. You should be able to find them cheaper.

IF you are willing to spend a chunk of money (as implied by the Mind, Myth and Magic book) and IF you are looking for a scatter shot of the various types of magic, I can not think of a better book than Greater Magic. This book covers cards (from sleights to gaffs to mechanical decks), silks, balls, cups&balls, coins (as in depth as the card section), paper money, cigarettes/cigars, rope, thimbles, linking rings, an ordinary objects section, a mind reading section (with contributions from Annemann), a section on routining, stage effects and various apparatuses. A thousand pages...

And then there's the follow-up...

I own MMM and I don't think you're a heretic :) There's a lot of stuff in that book which you'll read and think "WTF?!" (I'm looking at YOU, spider monkey). Having said that, there's also a lot of good material in there. The book is huge and there's a ton of iffy routines and effects but also lots of gems. Problem is, a lot of the stuff is quite advanced which is why I didn't recommend it for our friend here.

But I hear you. I know a few people who don't rate MMM; apparently, Waters didn't have a great deal of actual performing experience, so his material is based on his theories and not real world performance experiences. Don't know if that's true, but it's what I heard.
